MONEY HUNGRY: Do not expect any special deals once you move in except the $100 off if you renew. Complex will raise your rent when the market goes up but will refuse to lower it when the market goes down (being the brother of a realtor I get inside info on certain things). Most complex offer 1/2 of if you renew for 6 months and full month if you renew for a year...not here. Reading all the reviews below, many issues are the same and although the complex charges if you're ever late according to the lease, it never will compensate for it's faults, failures, mistakes, or lack of service...you just have to live with it.
The office people are extremely friendly, but these apartments have been a nightmare to live in. Nothing gets fixed. I moved in about 5 months ago. In this short time, I have experienced a leak that to this very day still has my carpet wet, the paint job looks as if a toddler did it, I still have a broken light cover in my kitchen (since day 1), the light in the downstairs bathroom flickers like a candle, the water is turned off At least twice a week without warning (if an emergency happens this often, something else is wrong), there is dog feces literally everywhere on the property, the washers and dryers always take more money than advertised to get them started. And, this is not even everything, I just grew tired of typing.
This place is terrible. Staff lack professionalism, they will not answer the phone, they will scapegoat around business, they expect you to pay without viewing an apartment to live in. Please don't waste money and time here!!!
Cons: Let's just say in louisiana, we had 2 maintenance men for 4 buildings. There are at least 20 buildings if not more with only 2-3 workers. Maintenance has been an issue since moving here. Every excuse in the book will be given of why something is not done but the end of the day, you have to live with it. Expect to pay all fees on time as you agree; however the things you are promised at signing of lease will not be fulfilled. Example, issue reported of water running in tub (12/16) maintenance arrived 3 weeks later and concluded a plumber is needed. Plumber never showed. Issue rereported 7/11, maintenance arrived 2 1/2 weeks later, conclusion, plumber is needed. Today is 8/8, plumber has not shown. What's even worst, the lady in the office asked me all questions that should have been known (i.e. when did you put in your service ticket, who handled your job, etc.)

Promises: Expect many but the resolution will be broken. EVERY phone call that has been promised to be returned has yet to be done. I'm sure because this a public post a political statement will be made; however a public forum is not a professional place to handle concerns of residences ESPECIALLY one who's never late on rent and pay their rent 3-5 months ahead of time (currently searching for another complex). I was told my name was on a waiting list for a townhouse since it was unavailable when i moved in. That was 2 years ago and several have moved in since. Apparently when my lease is up I can move or pay a fee to move during.
I would not recommend anyone to move here...
If I was 18,19, 20 and just starting out, I can accept some of the challenges this apartment complex has; however being almost 40, i seek to be in a place that value its residence and their time. If you live in the south you know how much it rain and to have over a month now of not being able to use a room due to water coming in and all you here is "we'll take care of it let us call you back" is not acceptable. Writing long reviews and getting generic answers is not what customer service entails. No resident should have to use social media to get attention to those they've already allowed ample time for resolution. I can tell you now, I dont want to talk about anything further, I just want things done. I can care less of the staff total because this was not told in the brochure. I can care less of corporate mandate because this was not discussed during "snatch and grab" period as we call when trying to "hook" customers. All I personally want is problems to be resolved, but you cant expect this done when at the end of the day, your money is most important, not your living environment.
Security gates hasnt worked in MONTHS yet this service is marketed in the brochure. Doesnt matter the reason, it's still a paid for service of which there is a patrol officer; however this is an "on-call" person who you have to call AFTER something occurs, not them proactively controlling 24/7 like most. Lights on the pole throughout apartment complex stays out. Some areas are lit while others are dark.
Every other day they are shutting off the water!!! Having me late for work, and stuck in the process of cooking, washing clothes and doing dishes!!! Such and inconvenience!!!! The bathroom sink leaked of water and they when they came to fix it, they didn't replace the pipes so it never got fixed until I urged them to come back. My Hot water tank burst and left our carpet soaked. Everytime it rains, the water seeps under the building into the apartment causing the carpet to stay wet and mildew. Told them that our refrigerator was leaking water onto the floor of the kitchen and they asked if I was sure it wasn't ICE?! Of course they never fixed it. Also,Had a complete flood from another apartment who's washer hose Burst and flooded about four other apartments. I asked if they could replace the carpet and they didn't. Instead, they soaked up the water up and kept the carpet there. So now my entire house smells of wet dogs and mildew. When I we walk on the floor, our socks instantly become dirty. I called the office and asked them to shampoo the carpet and they never showed up. Mind you, after this flood, our bathroom door eventually rotted off at the bottom. Asked them to replace it, instead they did nothing! The walls, base boards and molding are bulking out from all the water damage that has occurred. The side gate has been broken for months so any and everybody can enter. On top of that, they never replaced the light outside so if you work the late shift, you better be strapped just in case you're afraid of getting robbed or raped just like a previous incident that occurred in this complex during my stay here. And let's not forget that they ALMOST NEVER answer the phone!!!!!!!!
I love the office staff. The Property Manager Ms. Johnnie is a great property manager. The apartments are not every new, but the staff tries to get everything fixed as quickly as possible. The friendly staff makes my stay a lot better.
